Job Summary
Engineering Facility Management is responsible for ensuring reliable, efficient, and compliant operation of all mechanical, electrical, and plumbing (MEP) systems across assigned locations. The role focuses on maximizing asset uptime, optimizing maintenance strategies, managing engineering vendors, ensuring statutory compliance, and supporting sustainability initiatives.
The candidate will oversee engineering service delivery, drive operational excellence through data-driven insights, manage budgets (OPEX/CAPEX), and ensure safe and uninterrupted workplace operations. This role plays a critical part in business continuity by maintaining critical infrastructure and responding effectively to technical failures or emergency situations.
Role and Responsibilities
Engineering Operations & Maintenance
- Manage end-to-end engineering operations including HVAC, electrical systems, DG sets, UPS, firefighting systems, and water management.
- Ensure high uptime of all critical assets through effective preventive and predictive maintenance programs.
- Develop and implement annual maintenance plans and asset lifecycle strategies.
- Monitor system performance through BMS and other digital tools.
Asset Management
- Governance on asset registers and track lifecycle of engineering equipment.
- Plan replacement, refurbishment, and upgrade strategies.
- Ensure proper documentation of all engineering assets and maintenance records.
Vendor & Service Partner Management
- Manage engineering service partners and contractors. Pripr IFM industry experience will be preferred.
- Define and track SLAs, KPIs, and OLAs for technical services.
- Conduct regular performance reviews and ensure adherence to scope of work.
- Drive continuous improvement and corrective actions for service gaps.
Budgeting & Cost Optimization
- Prepare and manage engineering OPEX and CAPEX budgets.
- Track expenses and identify opportunities for cost savings and efficiency improvements.
- Support procurement in technical evaluation and vendor selection.
- Prepare routine projections of utility, CAM & annual FMI projections on probable incremental costs of energy
Statutory Compliance & Safety
- Ensure compliance with all statutory and regulatory requirements related to engineering systems, NBCI, Indian Electricity Act/ Rules, CPCB guidelines.
- Manage licenses such as electrical safety, DG compliance, fire systems, lift inspections, etc.
- Manage documentation for audits and inspections.
- Ensure adherence to safety standards and EHS protocols.
Energy Management & Sustainability
- Monitor energy consumption and implement energy-saving initiatives.
- Support sustainability programs including water conservation and carbon footprint reduction.
- Analyze energy data and recommend optimization strategies.
- Manage sustainability initiatives & ensure low EPI buildings
Incident & Crisis Management
- Respond to engineering failures, breakdowns, and emergencies.
- Lead root cause analysis (RCA) and implement corrective/preventive actions.
- Support Business Continuity Planning (BCP) and disaster recovery efforts.
Projects & Transitions
- Support engineering aspects of new site setups, expansions, and decommissioning.
- Ensure seamless handover of projects into operations.
- Review design and engineering specifications for new facilities.
- Conduct pre-go live audits for new facilities.
Stakeholder Management
- Collaborate with workplace, CRE, IT, Logistics, Capacity Planning, Finance and business teams.
- Provide regular updates on engineering performance and risks.
- Support audits and client visits with technical insights.
- Assist Workplace Projects team in fit out execution, transition & snag closures.
- Conduct site assessments for finalization of office space for our ATCI/ AIOC / Consulting business operations
- Assist global Workplace teams of certain locations for effective management of Workplace Engineering Operations.
- Assist Workplace Leadership in management of all central engineering & sustainability initiatives.
Audit Management
- ISO 20000 for quality & process management system
- ISO 27001 for Information Security
- ISO 22301 for Business Continuity Management
- ISO 45001 for Occupational Health & Safety
- ISO 14001 for Environmental Safety
- Fire safety audits as conducted across all facilities
Reporting & Analytics
- Monitoring of MIS reports on asset uptime, maintenance schedules, energy usage, and incidents.
- Use data analytics tools (Excel, Power BI) to drive decision-making.
- Manage dashboards for engineering performance tracking.
Team Management
- Lead engineering teams and ensure skill development.
- Allocate responsibilities and ensure optimal workforce utilization.
- Drive training programs and technical upskilling.
- Effective team management for optimal output & management. Ensure our Facility Management partners are working as per agreed frameworks & are adhering to our OLA. Attend monthly KPI & quarterly business reviews with our vendor partners.
Professional & Technical Skills
- Strong technical knowledge of MEP systems and building infrastructure

- Knowledge of safety standards and regulatory compliance
- Strong planning and organizational skills
- Effective communication and stakeholder management
- Ability to handle high-pressure situations and emergencies
- Proficiency in MS Office (Excel, PowerPoint), knowledge of Power BI preferred
- Manage all maintenance shutdowns across the zones in an effective manner
- All purchase requisitions / purchase orders are released on time
- Scoring management in Supplier Relationship Management tool

Experience
- Experience in corporate offices, campuses, data centers, or large commercial properties preferred
Educational Qualification
- MBA or additional certifications in facilities/project management are an advantage
Experience: Minimum 10-12 years in Engineering Facility Management or Technical Operations
Educational Qualification: Bachelor’s degree in Electrical / Mechanical Engineering (mandatory)
