Data Centre Program Construction Manager

Role purpose
The Construction Manager (CM) is the Customer's senior on-site construction representative, providing independent oversight of construction delivery, milestone readiness and the integration of Developer/GC works with Customer fit-out, MEP systems, commissioning and technology deployment. The CM maintains an integrated view of physical progress, constraints, quality, safety, energisation, commissioning and turnover readiness, with particular focus on achieving contractual/customer milestones.
The CM coordinates and escalates issues across the Customer, Developer, GC, MEP contractors, commissioning teams and Customer delivery teams but does not assume the Developer/GC's contractual responsibility for design, construction methodology, supervision, quality or commissioning execution.
Responsibilities
Construction and milestone readiness
- Monitor the customer master schedule and readiness for customer milestones such as Early Floor Access (EFA), Floor Access (FA) and Ready for Service (RFS)
- Maintain a rolling 6-12 week look-ahead, identifying constraints and dependencies on critical or near critical path
- Coordination and escalation of remedial actions with the responsible delivery parties
- Manage milestone entry/exit criteria and evidence requirements for milestone acceptance
- Validate reported construction and commissioning progress through regular site inspections
Interface management, commissioning and completions
- Act of the Customer’s primary on-site point of contact with the developer, GC and construction teams
- Support and coordinate interfaces between customer, developer, GC, MEP and commissioning teams
- Coordinate task sequencing where customer fit-out overlaps with final construction and commissioning
- Coordinate construction completion with commissioning sequence and system turnover requirements.
- Monitor construction readiness for energisation and commissioning activities
- Monitor ITP completion, NCRs, defects and punch-list closure affecting milestone readiness
- Verify test records, certifications, as-built information and completions documentation
- Coordinate interfaces between construction, commissioning, customer fit-out and technology deployment
- Support progressive turnover from construction areas to controlled/commissioning/operational environments
Risk and issues management
- Maintain the site CRAID log (change, risk, action, issue and decisions)
- Ensuring every item has a clear owner, due date and path to closure
- Distinguish between customer-owned, Developer-owned and GC-owned actions
- Daily and weekly reviews of critical and overdue items
Customer reporting
- Provide transparent site status and milestone-readiness reporting to Customer leadership
- Represent the Customer’s interests in site meetings and progress reviews
- Maintain independent visibility of QA/QC and commissioning information
Background and experience
- 8 years+ major construction management experience
- Construction management, engineering or equivalent relevant qualification
- Leadership experience representing customer/owner in major construction context
- Experience delivering hyperscale or large-scale data centre facilities
- Knowledge of Australian WHS legislation and construction-site safety management, including high-risk construction work, SWMS, electrical safety, permit-to-work, isolation/LOTO and energisation
- White Card required; Cert IV WHS or equivalent desirable
